Offers zero down zero percent interest loans for home repairs. Each homeowner is eligible for up to $7,500 in repairs over the course of 3 years. Individuals can apply for the program more than once until repairs hit the $7,500 maximum. After 3 years, homeowners will be eligible to apply again. Three aspects of home repair are available:
Home Preservation: Exterior work including patching, minor repair, and replacement of exterior building materials for maintaining good or sound condition.
Critical Home Repair: Extensive interior or exterior work to address safety issues or code violations. This includes accessibility needs (ADA) and installation or extension of plumbing, mechanical, or electrical systems.
Weatherization: Repairs that help manage energy efficiency including windows, doors, siding, weather stripping, and gutter repair.
Eligibility: -Must own a home in Tuolumne County that is your primary residence and have a repair need that falls within parameters and income that fits within 80% of AMI or below.
-Must be current on mortgage, property tax, utilities, and homeowner's insurance payments.
-Must have no more than $20,000 in liquid assets.
-Must have no present intention of moving or selling your home for 3 years.
-Must be willing and able to make payments on a 0% interest Habitat Home Repair Loan.
-Must be willing to complete 2 hours of sweat equity per $1,000 of repair work (minimum 2 hours).
-Property must not be an income property.
Requirements: -Ownership documents, with no outstanding liens on property (other than mortgage).
-Proof of homeowner's insurance.
