- Description: Partners with qualified low-income families and the local community to build homes in Yolo County. Acquires land that makes development affordable to future homeowners. Habitat Homes are typically simple, all-electric single-family homes consisting of 3 to 4 bedrooms, some private outdoor space, and a garage.Fill out the information request to be notified when applications open in Winter 2024/2025

- Eligibility: Must meet three core qualifications:1. Need for adequate shelter: families must be experiencing at least one of the following conditions in their current living situation:- Substandard conditions (mold, lack of electricity, unsafe, etc.)- Overcrowded conditions- Paying too much for rent (more than 50% of their gross income)- Currently using Housing Choice Voucher Program or another income adjusted rental program2. Willingness to partner: applicants must be willing to act as a partner with Habitat for Humanity of Greater Sacramento. Partner families must sign a partnership agreement and agree to:- Contribute 500 hours of sweat equity building their home and the homes of other partner families- Share their story through our website, interviews, videos, and more- Complete homeowner education workshops- Attend Habitat events and homeowner meetings- Stay in good communication with Habitat staff throughout- Make mortgage payments on time3. Ability to pay: applicants must be able to pay for the house. A typical mortgage is 30% of the homeowner's gross monthly income and includes property taxes and insurance.- An applicant's income should fall within 30-80% of the Yolo County Area Median Income (AMI) range listed below.Income-Based Eligibility Guidelines:Household size of 2: minimum income of $27,700; maximum income of $73,800Household size of 3: minimum income of $31,150; maximum income of $83,050Household size of 4: minimum income of $34,600; maximum income of $92,250Household size of 5: minimum income of $37,400; maximum income of $99,650Household size of 6: minimum income of $41,960; maximum income of $107,050Household size of 7: minimum income of $47,340; maximum income of $114,400Household size of 8: minimum income of $52,720; maximum income of $121,800Additional requirements:- Applicant must be a US Citizen or Legal Permanent Resident.- Applicant cannot own any other real or residential property.- Applicant cannot have filed for bankruptcy in the last five years.- Applicant must be living or working in Yolo for the past year.
- Requirements: - HFHGS homeownership application packet- CA driver's license or photo identification card- Social Security Card- Birth certificates or proof of citizenship- DD214 (if applicable)- Employment verification (including a letter to verify employment)- 6 months of pay stubs- SSI/SSA income statement of benefits- Public assistance verification (if applicable)- Bank statements for all accounts- Income tax returns for the prior 2 years- Other income/wage verification- Current credit report- Vehicle registration and insurance- Utilities and phone bill- List of 5 references- A personal statement
